Reporting to the Director of Pre-Construction, the Estimator is responsible for creating estimates and cost or expenditure statements for use in future project consideration. The Estimator consults with outsides sources, and analyze documents in order to create time, cost, materials and labor estimates with a high degree of accuracy, and on time.
- 5+ years’ experience as an Estimator for a General Contractor
- Estimation experience on ICI and multi-family Residential projects ranging from $3M-$40M
- A university degree plus additional education relevant to this work
- Excellent attention to detail and communication skills
- Produce accurate budgets within 95% of accuracy after tender (assuming consistent scope)
- Produce budgets within an agreed upon timeframe
- Create complete divisional historical database within 90 days
- Produce accurate take-offs using Planswift within 5% margin of error
- Create tender packages, with 3 prices per trade, consistent scope, complete summary per drawings
- Liaise with City as required
- Source new trades to obtain pricing from
- Interact with clients, as required
- Assist in value engineering, as required
- Prepare and issue tenders through Procore
- Manage the purchase of construction materials (researching, quoting, ordering, and tracking of delivery)
- Prepare and maintain a directory of suppliers, contractors, and subcontractors
- Prepare estimates of probable costs of materials, labour and equipment, and subcontracts for construction projects based on contract bids, quotations, schematic drawings and specifications
- Advise on tendering procedures, examine and analyze tenders, recommend tender awards and conduct negotiations
- Contract negotiation, bidding, purchasing, contracting, cash flow, expediting, receiving and transporting
- Establish and maintain tendering processes
- Set up cost monitoring and reporting systems and procedures
- Prepare cost and expenditure statements and forecasts at regular intervals for the duration of a project
- Liaise, consult and communicate with engineers, architects, owners, contractors, and subcontractors, and prepare economic feasibility studies on changes and adjustments to cost estimates
- Manage and coordinate construction projects, and prepare construction progress schedules
- Knowledge of Spectrum and Procore software is considered an asset
- Technologically advanced in Microsoft Office application i.e. Project, Excel, Word & Outlook
- High attention to detail and excellent organizational skills, with the ability to time manage and meet multiple tasks within a high-pressure work environment
- Excellent communication skills – fluent in English (written and spoken)
- Certification by the Canadian Institute of Quantity Surveyors preferred
